What to Expect

- Your Goals: We’ll go over your current situation—why you’re selling and what your timeline is.
- Financials: We’ll discuss your mortgage amount and any reinstatement fees or other liens on the property.
- Rehab: We’ll look over the property to estimate any rehab and repairs. This is important to understand so that we can give you the best offer possible.
- Contract: If you choose to move forward with selling your house, we will sign a contract outlining the offer price. Ithilien Strategies will take care of communicating with the title company and paying those fees.
- Inspection: Next, we’ll set up some time to have inspectors come to the home so we can finalize our repair estimates and the offer value.
- Time to Close: Our goal is always to close within 15 days of the contract being signed. Certain things may delay that, including the time it takes to run title, and if there are any issues like unforeseen liens.
- Closing Costs: Ithilien Strategies and our vetted partners will take responsibility for the closing fees so you don’t have to spend any more money out of pocket.
